My cousin is moving here with two friends. They want to live in Church Hill. Looking for a three bedroom in the $1,000 range. Does anyone know of such a space??
I don’t really know the rental market in the neighborhood… Is this realistic?

Call Rob Pate at 344-0008 or 350-0969. As of last week he had a three bedroom at 29th snd Broad Sts., unless he’s rented it by now.
And yes I think it’s realistic, or close to realistic. Might be a bit more, but that depends on the actual location (closer or farther from historic district) and amenities (newer appliances, etc.). At one point I think rentals of three bed units were around $1500 but I’m not sure that still goes.
I have no idea what all those new spaces are renting for – there are signs at 19th and Broad that they are leasing, you might check there, and 21st and Main has for lease signs up, I think. Also check with River Lofts down on Cary St.
I’m renting a house which could be 4BR for $1550 but am buying soon. We’re looking for someone to sublet from us. I know it’s a bit more than what they are looking for but it’s a great place in a really good location and is in really nice shape.

Before renting from The River Lofts, I suggest you check apartment ratings. Ratings can be found with a quick search on Google, etc. Speaking from experience, it is not a place I could ever recommend.
House rentals in Church Hill range from $1100 to $1400, so I would say a 3bdrm apartment shouldn’t be too hard to find.

I actually rent a house and it’s quite a bit less than $1100.00. Of course, it’s not a big house so a 3 bedroom would be a bit more. I would think, depending on where in Church Hill, they might be able to find something reasonable…

SEW, I agree with location. We pay about $1200/mo and our place is right around St. John’s. Church Hill is very affordable, even in the nicest areas.
Plenty of houses rent for much less than $1,100. On my old block, several ranged between $750 and $800, and were quite large.
On a personal note, I felt bad for my neighbors, who needed to move, but could not because that kind of rent would not even be half of their mortgages… but that is an entirely different discussion. If you bought when houses were very cheap, you could afford to rent your place at $750-#800 and cover your costs.
We will likely be looking to rent this summer. We have a two bedroom which could be converted to three bedrooms. Also has a living room, dining room,large kitchen and a front den area which could be the third bedroom. It also a third room upstairs that could be a general office.
It is around 2000sq ft. Smaller back yarn with two raised beds gardens. All appliances are new in the last 5 years.

I have a house on M St. (2410) with three bedrooms (and no yard but a tiny patio) for rent. I’m using a property manager. I think we’re asking around $850 per month. Technically I think it is in Union Hill, but it is a stone’s throw from Church Hill proper.

We live on the FABULOUS street of Oakwood Avenue. We will be moving out of our place June 1. It is 2 bedroom with an office (could be a small 3rd bedroom…maybe.) 1 bathroom. Living room, dining room, nice kitchen. Only $795. We’ve rented it and are moving into purchasing a home.

On a similar note, is anyone aware of any houses that may be coming on the market? My wife and I are renting right now and are planning to buy. We’d like to find something on the Hill if possible but most of the stuff on the market right now is not meeting our needs.
We’re looking for something in mid to high 200s that has historic details but has been renovated fairly recently (i.e. modern electric, AC, etc.). Looking for something with 3 bedrooms or more and roughly 1800 sq ft or more. We’ve toured just about every house on the market and none seem to fitting in that price range or size.

@16- I love that house too and it is every bit as gorgeous inside as you think it would be but the block looked a little rough for us. That house on a nicer block would be great. Hell, a house 75% that nice for 20% more on a better block would be fine. My wife and I both have jobs that are a bit uncertain and might need to sell in a few years. Even if we’d be fine with that block, the fact that a house that awesome has been on the market for that for that price makes me worry about our chance of being able to resell if one of us were to get transferred. If we could count on staying there for the long term, I’d probably take a flyer on it.
