Rezoning in the works for Jefferson Townhomes

The city’s Land Use Parcel Mapper indicates that the Jefferson Townhomes properties are being considered for rezoning from R-53 to R-63 (in line with the rest of Union Hill). Does anyone know if this relates at all to previous attempts to redevelop the property, or a possible new plan?
The city’s Citizens Guide to Residential Zoning Districts & Regulations (PDF) says that:
The intent of the R-63 Multi-Family Residential district is to encourage development of a medium-density neighborhood comprised of a mix of residential uses while promoting a pedestrian-oriented urban environment. It is intended to be primarily residential in character, but includes limited non-residential uses that serve the day-to-day conveniences for residents.
Yes, this is continuation of the original application for re-zoning, However, it’s better. During the summer and fall of 2011, Brody Reid, our tireless leader of the Union Hill Civic Assoc, worked hard to craft what we believe will be the best possible scenario for this site. The developer accepted the UHCA’s proposals and is moving forward with a revised plan.
If anybody has a concept plan in their possession, please post it.
Elaine, since it’s R-63, will they be incorporating any mixed use features into the project?
@ 2. If memory serves, the only non-residential use would be a planned multi-purpose/community meeting space on the street level.

so how is this better? the last rezoning to make stuff r-63 has a minimum multifamily dwelling size 1,000 sf ans this conditional r-63 says the developer can get by with 635 sf. huh? who is union hill civic to enforce covenants? oh i hear that vinyl siding cant be used.is there any thing that union hill civic improvers will not promote?
by the way, congratulations to union hills for their support of the broad-cedar project, absolutely the shitty-est development on broad st in 50 years.
