Hobie is a Sergeant-At-Arms for the Virginia Senate. As a fourth generation Virginian, he wants to move his family to the historic area of Church Hill, one of the first neighborhoods in Richmond where his ancestors once walked. But his pregnant wife Melissa thinks a home from that era will mean way too much work, so she wants something more suburban and family friendly. Can they find a place to satisfy both their tastes without breaking their 275K budget?

Parcel Mapper is showing them buying a house in Forest Hills/Westover Hills area last fall. I’m still curious to see which house they toured in the Hill.

Hypothetically speaking, say they were looking at that row of new construction on 500 block of 28th St. What would they need to look out for? That street pretty quiet or does it get its fair share of crime? What about the yellow one further up 28th in the 600 block? I’m curious what the neighbors would say if they could be completely candid.
I’d tell them to go for something with a little more history. Those blocks are marginal, probably safe but a little too close to some less savory areas for some folks. For my money, I’d rather go with something like this one:

With interest rates being as low as they are now, the payments on this would be surprisingly affordable for many.
Or if price is absolutely firm and they wanted to stay under $200K, this one is right by a park (and Alamo!) and would be probably a little quieter.

All of those rows of vacant new homes would feel a little unsettling to me and I’d worry whether they’d fill up or not. Best to buy in an area that already has a solid neighborhood in place around it. For someone who wants new and all new homes around them, I’m not sure Church Hill is the best bet. There are better neighborhoods for that sort of thing. For someone who wants some older houses around them, this is your best bet.
Shaun – I moved to the 600 block of N 28th last year. This is a quiet and pleasant block. As Alex said, it is close to some “less savory areas”, but I do feel safe here.
The house they showed the couple did not seem like a family house at all. There seems to me to be way more family type older homes in Church Hill. Basically 2 rooms on 3 floors? The house appeared to be more for a couple or a single person. But it did have a totally hot kitchen!
