Assessed at $96,000, the John L Taylor Law Office at 2416 Jefferson Avenue is for sale for $300,000.
This is an awesome opportunity for redevelopment in CH!
I would say the value in this property is in the land and the location. I believe the building is younger than 1950, and not considered a contributing structure to the Union Hill Historic District. Thus, the existing structure could be demolished and the lot’s square-footage could be maximized that way.
However, there is lots of charm in that small gas station/mid-century modern design. So, it will be interesting to see what the next owner chooses to do with the property.
Curious as to the square footage of property/lot.
Someone’s feeling bullish. Then again, sitting between Sub Rosa and the Roosevelt doesn’t leave one starved for choice.
I personally hope it’s redeveloped and the new owner/builder/architect takes some design inspiration from other wedge shaped architecture in Richmond, such as the building at this link: http://goo.gl/maps/5gFGb
