I’d argue that both of the comps are overpriced by a good bit according to the market (or they would have moved by now) so that would make this at least 50% more than it should be.

The realtor probably pulled the other one in shame but zillow still has it. It is a beautiful house and would sell quickly at the right price.
So it’s 2609 East Grace St. Thanks, Alex. Agreed, it’s beautiful but priced way over what it should be. I guess the market will decide what it’s worth when it finally sells, unless the owner can afford to just sit on it for a long time.
@4 – are you serious? This isn’t the “higher ranges” this is a delusion. Having lots of unsold inventory in the neighborhood is bad for owners. If they could realistically get anywhere near this, I’d be glad to see it.
As it stands it’s going to sit for a long long time until they flip the first two numbers around.
And another housing bubble is not in anyone’s best interests in the longer term. Incomes are flat since the last one burst and there’s no reason prices should be appreciating much faster than incomes as that’s not sustainable.
