@Jujubee, it would be grand to see a wine and cheese shop. However, is it realistic…the restaurants here draw people from others parts of town. It is not likely a wine and cheese shop would attract more than just neighbors. If there were enough square feet it could be a full service laundry (not laundry mat), but somewhere we could drop off dry cleaning, regular laundry, alternations and mending. Strawberry St. Mkt. “No more Blue Wheelers.” Although I think, the building will sell higher than a Blue Wheeler… hopefully. 🙂
Does anyone know about the rental status of the apartments? The sign says all three are “leased” but two of the lease terms have expired. I’m wondering if we should take this to mean that those tenants are on a month-to-month or if those are actually vacant? If all three are occupied, the cash flow alone makes this a pretty attractive property even without any commercial in it.
Agree with #2 that a wine and cheese shop that served the Church Hill area alone isn’t a viable business model. There’s already a good wine shop at the bottom of the hill (C’est Le Vin) and wine is one area where the Market is fairly deep. If folks disagree, I’d love to see someone make a go of it but it doesn’t feel like a great investment to me.
A butcher shop would be my vote – there’s not many places around here that have good meat. There’s also a pretty good amount of restaurants that could probably use a good supplier.
@Great, there’s a cleaners located at Franklin and 25th in the Pohlig Box Factory. Super nice people that work there. I don’t know the extent of their capabilities regarding alteration, but I’ve had pants hemmed there.
I have one of the flyers and it says that two of the apartment leases ended. The one behind the building with the private porch lease term expired October 2012. The one above it behind the building ran out in May 2012. The apartment over the store is occupied and its lease expires in May 2014. They calculated that all three, if occupied, generated $2,200 each month.
The type of business is limited but even a legitimate antique store would be nice. Or even a legitimate convenience store. I am afraid the customer base and window of opportunity for a Laundromat ended when 401 closed in 2004. Don’t forget the dry cleaner that does alterations across from McDonald’s on Broad at 18th.
The leases may have ended but I can assure you that there are tenants in all 3 apartments. Since the decision was made to foreclose, maybe they have been allowed to stay on a month-to-month basis.
I get email notifying me when someone in the area has sent an issue to the city via ClickFix, and so far today I’ve seen two separate reports of work being done at 27th and Marshall with no permits. The second one actually says work is going on at two buildings, not the ones that are either Dutch and Co. or WPA bakery but the other two, again with no permits. That posting also says one of the buildings is condemned but there is someone living upstairs.
Eric H., have you been watching this? Maybe you’re one of the people reporting. I voted to fix both issues; the one from earlier this morning was turned over to the Dept. of Community Dev., the other was just opened.
I want someone to buy this and turn it into a wine and cheese shop.

Yoga studio!
Vacant retail!…wait that’s what’s already there?
@Alex – I don’t know the particulars of the leases but as of now, all 3 apartments have renters.
