New restaurant, apartments on once vacant corner
A building that sat vacant and unused on 23rd Street for (how many?) years is now fully renovated and for rent. Want to live above Metzger?
Attention MCV / VCU or anyone else wanting to live in the hip Union Hill neighborhood! Brand new, renovated head-to-toe 2 bedroom apartment in the same building as the new (coming soon) Metzger Restaurant, Bar and Butchery!
Large bedroom with double closet, HUGE kitchen with granite countertops and stainless-steel appliances, washer/dryer, and central air/heat. Restored hardwood floors and new ceramic tile in the kitchen and bath.
Come check this out today – these apartments will not last! Available for lease starting May 1, June 1 or July 1 – up to you! 1 year or longer.
Not familiar with Union Hill? This is becoming THE place in Richmond to live. From great restaurants like The Roosevelt, Alamo BBQ, Union Market, Dutch & Co to proximity to MCV, downtown, shockoe and all highways, as well as Jefferson Park, you get a fantastic location, a tight-knit community, and all conveniences of downtown living without the parking and density problems that typically come with it!
1 year lease or longer. Can start May 1st, June 1st or July 1st. Flexible move in dates available
Not “fully” renovated. The brackets and decorative frieze along the eaves are missing on the building to the right – which can be seen on the side of the building.
Eric – good eye! That work remains to be done over the next few weeks. There is a minor structural issue I am waiting to resolve before we put back the corbels at the top and paint.
Great, glad they are not being left off deliberately… thanks!!! 🙂
Too bad they are horribly expensive! Beautiful though.
Holy cow! What a great renovation, and Erin, $1.19 a square foot is CHEAP for the quality of the finishes and the square footage. Good job Kleyman.
LOL, Erin. The days of cheap Richmond rent are over. These aren’t unreasonably expensive for the current market.
Nice job, guys!!! Very excited to go to Metzger when you open:)
@4…$1100 for 924 sqft….”Horribly expensive” No way…. that’s a very good price considering the space and the quality of the reno…want cheap rent? head to southside or the northside. You won’t find a nice place in the city or in church hill for “cheap”.
Hopefully one day the owner of the long-vacant house next door will sell…
I’m not saying they aren’t beautiful. Unfortunately, as rent prices increase my income has not. I could own a home for $1100/mo (if I could afford it). I love Church Hill. Unfortunately, rent prices that high don’t fit my budget.
It’s been fun to watch the transformation from less than a block away! And thanks for telling the world that Metzger’s and the apartments are in Union Hill and not Church Hill!
Hi Erin. We had units in this buidling as low as $650 (studio) and $799 (1br) but those all went very fast. It’s true – rent prices have definitely increased in Church Hill and downtown. But so has the quality of the living spaces.
When a neighborhood improved house and rental prices always rise. There are 2 bedroom apartment units on the Hill that rent for over 2000,00 per month. Surprisingly Shockoe Bottom has the highest rents in Richmond!
@Erin – definitely quality of finishes and construction. I’ve seen one bedrooms the hill that rent for 400-500, but they usually have lots of vinyl and/or inexpensive flooring (fine, if it’s taken care of) and baseboard heat and poor insulation (NOT SO FINE: An apartment like this one would be cheaper in the winter!).
It is so great to see what’s happening on Union Hill. I can’t wait for this restaurant and butchery to open!
