Single Family Residences

• 15 listings were active with an average list price of $226,000
• 19 units went under contract with an average list price of $221,000 an average of 25 days on the market.
• 15 units closed, highest price to close was $554,900 with average sale price of $256,000 with an average of 26 days on the market.

Condos/Townhomes

• 3 new units came to market with an average list price of $203,000
• 4 units went under contract with an average list price of $211,900 with an average of 37 days on the market.
• 3 units closed with an average list price of $194,000 and an average of 97 days on the market.

Notes:

• April was incredibly brisk, with properties priced under the $300.000 mark selling in days.
• Sales in North Church Hill were particularly impressive and per square foot values climbing.
• Noldes’ condos continue to move strongly.
• All the development reported here in March appears to have a hand in this impressive wave of activity.
