Seeking SUP to convert garage on Jefferson Avenue into retail spot
Kristy Santelli and Evan Cotter have recently purchased the garage at 2415 Jefferson Avenue and are seeking a Special Use Permit (SUP) to convert the building into a working retail location. Known as Brickman’s Garage or the Ardent Garage, the space is currently used by the adjacent Sub Rosa bakery.

Santelli and Cotter would like to convert the building into a small retail/gift shop. The size and footprint would stay the same, though the hight would be raised about a foot to accommodate systems upgrades. They are requesting to wave parking requirements for the entire property, which would be in alignment with the UB-PE zoning on the adjacent properties.
The retail store in the developed garage would be occupied by Dear Neighbor, a small gift/retail shop that would cater to the neighborhoods need for small retail items like stationary, small home goods and accessories such as, but not limited to: candles, ceramics, bags, jewelry, and leather goods from national and local Richmond vendors.

What does this mean for the Sub Rosa flour milling operation currently using this space?
Hi Matt Hillian! Sub Rosa is building a shed for the mill right behind their store, so they won’t be displaced at all and it will be even closer for them!

Good little repurposing of the structure. Too bad they couldn’t also use the garage doors some way as the actual entrance.
@Eric – perhaps they could just have a larger window? In the rendering it looks like they are repurposing the door for a window of the same size, but doesn’t go all the way down to ground…
So stoked for this project! If anyone can pull this off in the Hill, it’s these two. I’m glad that the garage has served Sub Rosa well, but I can’t wait to see Dear Neighbor come to fruition. Glad to have you guys in the neighborhood!
