Court date set for 401 North 27th Street

The Historic Richmond Foundation’s Under the Radar follows up on last month’s action and lack of action and reports that the owner of 401 North 27th Street heads to court in September
As of August 2, 2010 the owner has not completed any substantial work on the property. A summons was issued against the owner for legal action. The court date is September 16 in the South Side General District Court, 920 Hull Street at 1:30pm.
I see that the owners have done some “crappy” patch work on the building… filling in cracks and put some fast and sloppy woodwork facades on the columns in front as well as now painted the building battleship gray! Not sure if they are trying to claim they are working on the building but it definitely is NOT what the CAR and the owners had planned nor up to code and not up to quality standards.
Anyone knows exactly what is going on with this building?
Court date coming up on Friday… nothing being done I can see since they spray painted over the illegal lead paint they are in violation of on the exterior. Many other areas of concern about the structure itself the city needs to take a closer look at.
I heard that the owners were given 45 days to make changes… but “what” changes? The work they have done so far is crap.

I went to City Hall today to the Council Chambers to talk to Cynthia Newbille, Sam Patterson, and Tyler Potterfield of CAR about the building.
As some may have noticed, before anything could be done concerning the “seven” code violations still present on the building to be completed within 45-days, it went up for sale. One realtor friend called and someone named Walter (suspect Walter York) said they want $500k and when asked about city violations he said there were none. Of course we know better and all have been informed about this sales tactic. He also said before sale it would be painted red with cream color trim (still over the lead paint).
In the mean time, the CAR plans submitted in 2008 were never adhered to and there are many code violations standing (just because the court dismissed them for the owner to repair within 45 days doesn’t mean they disappear) along with being on the spot blight books and now trash being dumped next to it. All will now be pressed in hopes that the city will seize the property but also hope that the owners will see the light and sell it for what they have in it and let the HRF acquire it to do a proper restoration and not the hack job which was being done.
Things are now moving along and will keep you informed.

Eric, keep it up, I know what a hassle it is to deal with all the city admin stuff, but KEEP IT UP!! Congrats on what you’ve done so far, and absolute best of luck with getting it saved and sold to someone who will make it right! And keep updating us on what is going on!
Yes, thank you Eric for staying on top of this. As a close-by neighbor who definitely wants to see this building get into better hands, please let us know what we can do as well.
Seven years has passed and still noting substantial has happened to this building to put it right.
There is still a lead paint issue in which two different condemned signed disappeared and now on a third. They continue to build the 2nd floor apartments even though it sits squarely over a blighted building (covered with lead paint), and the interior is still the same since 2004. Gutted to bare brick walls and dirt floors.
It remains for sale but what are their “true” intents? The original asking price was $500k while a fair value assessment done came up as $105k.
One by one the other corner buildings are being restored properly while sloppy jackleg work is happening on a historic building. And the city seems to have zero interest in anything “old” these days.
I keep plugging along but with little success. Anyone else have options they can play?
so what is the deal with the building today? the city’s parcel mapper shows that the building is sitting on one plot of land that even includes the shops behind 401. seems strange? i actually had an interest in buying this building and renovating it but i’m unaware of the asking price at this time and given all the “falling apart” comments you have made (eric), i’m worried it’s too far gone and has just been “patched up.”
Strange happenings going on at this address today. The building remains as it did 11 years ago, a hollow shell down to dirt floors yet a group of people came today and filled it up with restaurant equipment as storage. It wasn’t the owner. The CAR has no idea what is happening apparently either since there are still code violations outstanding and engineering plans not fulfilled.
Any idea what is happening? One person here thinks it may be heading for foreclosure?

Does anyone know any details on the two @ 3113 e broad st, richmond, va? Those places have been in shambles for the last couple years. They look horrible and are a hazard.
They are probably the worst eye sore on all of East Broad!!
The city says there are no current sales pending so that is off the table. This leaves foreclosure…. any insight on that? Any real estate agents lurking that knows the answer?
I am still baffled… if the building is not up to code and is not even fit as a storage unit nor zoned for such, why is this happening? I still feel the building is not even structurally sound and has not had a proper inspection inside and out. Remember how it was buckling on one corner to a point a person could reach their hand inside through the wall where bricks had separated so much. It wasn’t jacked up, no new foundation built. Only a patch done to fill in the hole. Or when the back wall was done years prior and bricks started falling off of it due to improper mortar mix? The wall was never removed and redone. Just some observations.
