The value of the property is primarily in the land

This house at 220 North 20th Street is for sale for $159,000:
Development opportunity. Significant lot in the first block of N. 20th St. south of Broad in Shockoe Valley. It is surrounded by new development and adjacent to a vacant lot. Property has been in same family for more than 80 yrs. The two story brick house ca. 1897 has nice details but is condemned. The value of the property is primarily in the land. Zoned M-1, light industrial.
I hope the $159,000 was a mistype and meant to read $59,000.
I’ve always liked this house… but I guess with the development around it, the family also wants to make some money…
Undertakers Row Now that’s one I’ve never heard… any idea what that is?
I did a quick google search and the only thing relevant to Richmond that came up was this quote “Scott’s Funeral Home used to be at 2223 East Main Street, which kind of backs up to Tobacco Row,” by an Anonymous user at The Shockoe Examiner
Broadening to outside of Richmond, Ashley Goodsell at Sun by the Sea wrote “Why undertakers row you might ask? … was a casket manufacture in Philadelphia, and it just so happened that every house on that street, with the exception of one, were owned by casket manufacturers as well,” which could support the funeral home theory.
