The agenda for the Commission of Architectural Review Agenda set for Tuesday, March 26, 2012 (PDF) includes a number of local projects: 2506 E MARSHALL ST Replace non-historic windows, doors, and steps; 2508 E MARSHALL ST Replace non-historic front door; 419 N 23RD ST Remove inappropriate alterations and construct new rear deck; 2408 E CLAY ST Replace windows and siding; 529 N 21ST ST Replace siding and construct new addition; 608 N 21ST ST Replace windows and door and reconfigure steps; 308 N 21ST ST ?Modify design of previously-approved residential infill.

It looks like 308 N 21st is for sale. Is it normal for folks to get approval on an in-fill before they buy the property?
Alex #1, it may not be normal but it’s an extremely smart idea. Hopefully their contract for sale is contingent on getting CAR approval for in-fill.
What’s to stop me from buying the land before then though? If that happens, aren’t they then out of whatever they spent on getting these plans drawn up?
Seems like it would be odd to invest unless you’ve secured at least an option to buy.
I would imaging they have an option but since I don’t know any more about it, that would just be a guess. They’ve probably put down a deposit, made an offer contingent on CAR approval. The owner couldn’t sell it to you before then if there’s some sort of contract. Plus, the agenda says they want to modify design of previously approved infill, so there was already something that got approved.
